Listing Packages

FSBO:

For Sale By Owner is when the homeowner or seller wants to sell property without any Realtors intermediate in order to avoid paying brokerage commission. They call it mere posting as well in our industry. The benefit for the homeowner is PPS Realty will post the listing on MLS (Multiple Listing System) against low fixed fee (paid in advance & non refundable) in order to advertise the listing on Realtor.ca which has very high SEO on the net. This service covers only MLS listing on TRREB & CREA (Canadian Real Estate Association owner of Realtor.ca). The BRA (Buyer Representation Agreement) length for this service is minimum of 2 months and can be terminated by either party with 48 hours notice.

Pay As You Go:

This model has been exclusively invented and offered by PPS Realty in the market. Seller pays fixed fees for services may needed for the listing side, however seller still has to pay the cooperating (buying) brokerage market commission in order to get a qualified potential buyers. The fees are paid in advance and they are non refundable. This service covers wide range of services which are custom made as per seller’s requirement. A minimum package is required. e.g. MLS Listing, CMA, 24/7 Automated Booking System, however Realtor consultation fees is only paid on success (only when have closed deal). The BRA (Buyer Representation Agreement) length for this service is minimum of 2 months and can be terminated by either party with 48 hours notice.

Best Deal 1%:

This service is similar to traditional model available in the market. However, it’s only 1.0% of the final selling price which relatively less than what other Brokerages and Realtors are charging (1.5-2.0%) in the market. The seller still has to pay the cooperating (buying) brokerage market commission fees in order to have qualified potential buyers. This service is simply you pay when the property is sold firm and closed unlike the first two models. The BRA (Buyer Representation Agreement) length for this service is minimum of 3 months and can be terminated by either party with 48 hours notice.

VIP Unlimited:

This model is similar to the Best Deal 1% one, beside it provides unlimited services to include Professional Home Staging service which is provided by third party and will be fully covered by PPS Realty against 2.0% for PPS Realty. The seller still has to pay the cooperating (buying) brokerage market commission fees in order to have qualified potential buyers. This service suits luxury properties. The BRA (Buyer Representation Agreement) length for this service is minimum of 6 months and can be terminated by either party with 48 hours notice.

Sell & Buy:

This model fits the best when a homeowner wants to sell and then buy another property (upsizing or downsizing) whether buys at the same time or shortly after closing the first deal (sell or buy). This model would cover all service required to sell the property just like the Best Deal 1%. The seller still has to pay the cooperating (buying) brokerage market commission fees in order to have qualified potential buyers. The BRA (Buyer Representation Agreement) length for this service is minimum of 4 months and can be terminated by either party with 48 hours notice; however the client has to enter into the BRA agreement in advance and will be charges listing fees of $500 which will be refunded when the client buys new property after selling the one owns. This model provides $2,000 cash back rebate to the client from purchase side (including $500 refund).

Listings Service

MLS Listing (TREB) & Realtor.ca: When property is listed on Toronto Real Estate Board multiple listing system account of the brokerage, and ultimately advertised on Realtor.ca website.

Real Estate Photography: This service is provided by professional real estate photographers. Packages are varying: interior & exterior property photos, 360 panorama photos, 3D photography, Drone photography, YouTube video. The pictures are posted on MLS listing or any other digital platform for advertisements.

Comparable Market Analysis-CMA:  It’s a details report prepared by Realtors to find out the property market estimated value in order to help the seller with listing price. This report is more accurate than the automated property reports are available on other real estate brokerage websites as all comparable recent sold properties are adjusted against the subject property to incorporate renovation updates and others which cannot be captured by automated reports.

For Sale Sign Post: This service is to provide for sale post sign front of the property if needed to help the neighbors and walking by people recognize the property is listed on the market for sale. It might be provided by third parties.

24/7 Automated Booking System: This service to manage income booking requests for property showings through 24/7 call centre live agents, and also provides an automated digital online booking. Sellers may approve, decline, or ask for reschedule of the requested visit by phone or online at their convenient.

Social Media Paid Campaign (Face book): The brokerage to cover a paid social media campaign on Face Book and Instagram for period of time to help to advertise the listing in the market to support the MLS listings.

Open House (2 hours duration): Realtors to hold an open house event advertised in advance on Realtor.ca and MLS to allow potential buyers without agents represent them to have access to the listing at the listing Realtor present with proper manners as required by industry regulators. Each open house duration is minimum of 2 hours as per market norm.

Realtor Consultation (offer negotiation): This service is provided when the Realtor is actively engaged into negotiation with potential buyers or their Realtors in order to help the seller to have final deal. The service may cover day to day advisory service to the seller.

Home Staging: This service is provided by third party professional interior designer experienced and familiar with real estate market listings in order to present the property at its best show which may help to sell faster and with higher price. The service may cover partial or full staging including furniture storage id needed to be replaced by new furniture for staging purpose.
