LIST FOR JUST $499 perhaps you just want to sell your property without the intention of buying another one. At PPS Realty for just $499, we offer MLS listing services which covers MLS listing-TREB, 24/7 booking service (call centre), Comparative Market Analysis-CMA (free home evaluation).

Additional Service:

  • For Sale sign posting service $100
  • Open house (each, duration 2 hours) $200
  • Social media campaign $200
  • Offer negotiation (per offer) $200

Above fees is paid in advance and non-refundable plus applicable tax.

Note: The seller save on paying commission percentage to the listing brokerage (PPS Realty) and only pays the fees, however he still has to pay the cooperating brokerage 2.5% +HST (its recommended as no cooperating Realtor brings qualified client with being paid fair commission as per local market) Example:

Property is listed for $700,000 and the seller chose the $499 package plus PPS Realty negotiation service. Seller pays $499+HST in advance and upon successful closing receives $700,000 minus $1000+HST (PPS Realty negotiation fees) minus 2.5%+HST (cooperating/ buyer Realtor commission), so his net sales proceed is $679,095 ( 700,000-(700,000×2.5%+HST-1000+HST)=$ $679,095)

Listing Agreement, Schedule to Listing Agreement

This service is just like the traditional service provided by others brokerages and Realtors to the sellers in the market, no limitation on the listing services provided. We understanding some sellers prefer to do the regular way and willing to pay full market commission.

– Best deal: 1.0 %+HST for listing (PPS Realty) this include all listing services (professional photographing-virtual tour, For Sale post sign, 24/7 booking service, CMA, social media, limited open houses.

– Comprehensive services: 2.0% +HST (PPS Realty) this include all listing services (professional photographing-virtual tour, For Sale post sign, 24/7 booking service, CMA, social media, unlimited open houses plus staging service (depends on the details of the property).

Note: The seller still has to pay the cooperating Realtor who brings qualified buyer full commission plus HST e.g. 2.5%+HST. Examples:

Property is listed for $700,000 and the seller chose the Best deal service. $700,000 minus 1.0%+HST (PPS Realty negotiation fees) minus 2.5%+HST (cooperating/ buyer Realtor commission), so his net sales proceed is $672,315 (700,000-(700,000×1.0%+HST-2.5%+HST)=$672,315)

Property is listed for $700,000 and the seller chose the Best deal service. $700,000 minus 2.0%+HST (PPS Realty negotiation fees) minus 2.5%+HST (cooperating/ buyer Realtor commission), so his net sales proceed is $664,405 (700,000-(700,000×2.0%+HST-2.5%+HST)=$ 664,405)
